Types of Property Ownership:

> Full Title

Absolute ownership over the property, as defined by property title deed.

> Sectional Title

Is the purchase of a unit in a scheme, and joint ownership of the common property, that can be enjoyed and used by all owners in the scheme.

> Share Block

Is the sale of shares in a share block company, that entitles one the right to use and occupy a specific property. A shareholder does not become the owner of the property.

> Fractional Title

Is a percentage share in a property which is sold to a number of individuals, with a shared interest in the property to enjoy the privileges of scheduled property use, and ‘fraction’ in property ownership.

AN ESTATE AGENT PLAYS A VITAL ROLE IN ENSURING SECURITY OF YOUR INVESTMENT :

When the right property is found, a willing Purchaser puts in an Offer to Purchase – for the acceptance of the Seller, this agreement is then sent to the nominated conveyancing attorneys – to start the process of changing the Registered Title Deed over the property to the name of the Purchaser.

This transfer process takes 3 - 4 months depending on the circumstances of each property transaction.

The Registration Process

South Africa has one of the best deeds registration systems in the world.

One has the option to purchase property in your own name or through a company or trust.

An investor should discuss the best method of purchase with their lawyer, as taxation benefits will vary.

Property may be owned on either a freehold, leasehold or sectional title basis.

One exception of ownership is mineral rights, which belong to the government of South Africa. You may own the land in theory, but not the right to extract minerals from the land.

Real estate investments in South Africa are considered very safe. INVEST TODAY & SECURE YOUR FUTURE
